Underwriting Fee

A fee charged to cover a lender's cost of reviewing and evaluating a financing application, sometimes charged regardless of whether the loan is ultimately approved.

Underwriting fees are more common on larger or more document-intensive loans, like commercial real estate or SBA financing, where the review process itself involves significant time and, sometimes, third-party costs like appraisals or environmental reports.

It’s worth confirming upfront whether an underwriting fee is refundable if a deal doesn’t close, since policies vary by lender and this can affect the real cost of shopping multiple offers.
